What is Renovation?
By definition, renovation means “to restore to good condition; make new or as if new again; repair” or “to invigorate; refresh; revive.”
In short, renovation entails taking an older, outdated area of your home and reworking it and updating the area so it’s more modern. In home construction, this can include a range of different tasks, such as:
- re-painting and refinishing walls;
- replacing plumbing, sink and shower fixtures;
- re-facing cabinets;
- installing new light fixtures;
- replacing old appliances;
- replacing countertops, wall tiles and flooring;
- re-finishing wood surfaces; and
- stripping down old woodwork, flooring and other surfaces and re-finishing.
With a renovation, the original design may be altered very slightly, but the focus isn’t on changing form or function. The focus is on restoring the home to its original beauty and/or updating it to the more modern standards. The layout and usage of the room is not typically altered.
Restoration is quite similar to renovation, except the focus is on cleaning up and returning the original components of the structure to their original form and function. While some things — such as trim or fixtures — may be replaced, they’re typically replaced with restored period-correct fixtures or period-correct replicas/reproductions.
Renovating an area of your home — particularly a bathroom or kitchen — can result in major aesthetic improvements and some improvements to functionality too, while also adding value to the property.
What is Remodeling?
By definition, remodeling means “to alter the structure” of something. In the case of a renovation, the floor plan and function of each room remains the same, but with remodeling, you may alter the floor plan, subdivide or merge rooms, and make other similar changes to the space. This is the key difference between renovation and remodeling.
In short, a remodel involves changing the use of a space. When the structure and style of a space is completely transformed, this is considered a remodeling project.
Kitchen remodeling projects are quite common. In this scenario, you might combine the kitchen with the living room to create an open concept kitchen layout. Or perhaps you’d like to install a kitchen island to create more functional space for cooking. Remodeling breathes new life into a room, giving the space a whole new look and feel. A renovation, on the other hand, may include new countertops, flooring, paint, cabinetry and fixtures, but the layout of the kitchen (including the location of cabinetry and appliances) would typically remain the same.
As a whole, remodeling requires more complex design considerations, along with more significant construction work, which often includes adding or altering the existing electrical and plumbing system. As a result, remodeling is typically more expensive than a renovation project.
